A striking addition to Fifth Avenue

The skyline of New York City is set to evolve once again with the arrival of a new luxury residential tower at 262 Fifth Avenue. Rising approximately 860 feet above Midtown Manhattan, the 52-story development is poised to become a standout addition to one of the world’s most iconic avenues.

Developed by Five Points Development Group, the tower represents a bold architectural statement in the competitive New York luxury real estate market. Its location in the heart of Manhattan places it among some of the city’s most prestigious addresses.

Innovative design and global collaboration

The building has been designed by acclaimed Moscow-based architecture firm Meganom, with interiors crafted by Norm Architects. The project marks the first New York venture for both firms, combining contemporary European design principles with the city’s dynamic urban environment.

The structure will feature 26 full-floor and duplex residences, emphasizing space, privacy and natural light. Each residence will offer column-free layouts and sweeping views of the Manhattan skyline, creating a sense of openness rarely found in dense urban settings.

Luxury living with a focus on wellness

The development aims to redefine high-end living through a carefully curated suite of amenities centered on comfort, wellness and longevity. Every element of the building has been designed to enhance residents’ quality of life, aligning with evolving trends in luxury real estate that prioritize health and well-being.

“The arrival of 262 Fifth Avenue to the Manhattan skyline presents an extraordinary opportunity to introduce a truly singular offering at a moment when global demand for best-in-class New York real estate remains exceptionally strong,” said Nikki Field of Sotheby’s International Realty, who is leading sales alongside Ben Pofcher and Sotheby’s International Realty Development Advisors.

Pricing and market positioning

Residences at 262 Fifth Avenue will cater to elite buyers, with pricing starting at:

  • Simplex residences: from $7.5 million
  • Mezzanine residences: from $8.75 million
  • Duplex residences: from $18 million

Field emphasized that the project’s appeal extends beyond its architectural innovation. “Every element has been thoughtfully designed to enhance quality of life, supporting well-being and long-term livability,” she said, noting the development’s focus on both present comfort and future aspirations.

Experienced team behind the project

The sales team brings extensive experience in Manhattan’s luxury property market. Field and Pofcher previously led sales at 111 West 57th Street, also known as Steinway Tower, located on Billionaires’ Row. Field has also handled several high-profile transactions, including the sale of three units to Jeff Bezos at 212 Fifth Avenue in 2019.

Private showings for 262 Fifth Avenue are scheduled to begin in May, offering prospective buyers an early opportunity to experience one of Manhattan’s newest and most exclusive residential offerings.
